The job behind the photograph.

A commercial drain problem is rarely only a drain problem. A restaurant with a slow floor drain is a health inspection and a closed kitchen. An apartment stack backing up is every tenant on that line at once. A parking structure with silted area drains is standing water and a liability. So the work is planned around what the building actually does, and the hours are the building’s hours, not ours.

On site that means containment goes up before the first cut: plastic floor to ceiling, benches and equipment sheeted, negative pressure where the work warrants it, and a route in and out that does not run through anywhere in service. Overhead cast iron gets worked off ladders and coupled back with shielded no-hub bands. Grease lines get jetted rather than cabled, because a cable buys a restaurant three weeks.

Property managers and owners get the camera footage, because a repair on somebody else’s building has to be defensible to a board, a landlord or an insurer. And the whole crew works one property at a time: the person who quoted your building is on your building, which is the only way the second visit knows what the first one found.
